Why PAT testing?

PAT testing (Portable Appliance Testing) of electrical appliances involves both a visual inspection & an internal test of the appliance wiring with specialised PAT test equipment.

This is makes good sense as a safety regulation to ensure that anyone, whether they are workers or tenants are not at risk of injury from using the electrical appliances made available to them by their employer or landlord.

Is PAT testing a legal requirement?

PAT testing is a legal requirement for Employers but not for landlords. However landlords are required to provide documented proof that all electrical appliances they have supplied are safe for use. If there was an electrical incident that resulted in injury, death or a fire then legally the landlord would have to produce records to show that these appliances have been regularly inspected & tested. Failure to do so could result in fines or even imprisonment.

Dont forget also that if you have an employee in rented accommodation such as au-pair or live-in carer etc then you would be classed as an ‘Employer’ and as such an annual PAT test would be a legal requirement.
